Annex has experience with a multitude of warehouse and distribution facilities, in addition to manufacturing facilities equipped with user specific equipment like process piping, compressed air, paint booths and exhaust, welding equipment, etc.

Hospitality: Multi Unit Restaurant

Annex has worked with architecture firms and national based restaurant clients to develop design and construction document sets for infill, end cap, and free standing restaurant prototype projects intended on being duplicated throughout a variety of geographical regions in the United States. Annex has worked with equipment suppliers to assist in setting up national accounts which simplifies the client’s procurement process and ultimately saves them money, as well as assisting in client work letter development and exhibit coordination with landlords to streamline the leasing process.

Hospitality: Custom Restaurant

Annex has worked with a variety of chefs and clients to develop custom restaurant projects that showcase a unique menu or culinary experience. Whether it be design and coordination of custom equipment like wood fire ovens, open flame hibachi style grills, or brewery equipment, Annex has the experience to ensure a client’s vision comes to life for both the cooking and dining experience.

Retail

Outparcel freestanding building, endcap, or mall location, Annex understands each retail locations presents its own coordination challenges. We’ve worked with a multitude of landlord tenant criteria manuals and zoning restrictions to ensure our clients space is visible, inviting, and complies with leasing requirements.

Office: Medical

Annex has worked on medical office buildings ranging from general practice doctor office to specialized functions like dental, dialysis, or sports rehabilitation facilities. We understand each individual practice may have different needs as it relates to patient privacy and security, or comfort and general experience.

Office: Business

Annex has worked with fortune 500 companies to develop corporate headquarters projects ranging in square footage from 10,000 to 300,000 sf. We understand the need to integrate technology and flexibility within the office environment, as well as the specialized need for amenities that are continued to be offered as perks to the in office work force. Annex understands the work place is constantly shifting landscape and needs to be adaptable to how our clients conduct business. We focus on comfortable spaces, both temperature and lighting, that optimize productivity and user experience within the space.

Multi-Family

 Annex has worked on a wide range of multi-family residential types, including interior corridor units, breezeway style walkups, and partywall townhomes. We understand the need for efficiency and ease of repetition when it comes to multiple residential units and apply our prototyping experience to create cost effective designs for our clients.

Mixed-Use

Coordinating multiple used within a single building can be challenging, but Annex has a vast experience working with office, residential, retail and restaurant located together in mixed-use building types. We understand the need for flexibility to accommodate a variety of equipment and utilities and specialize in designing for our owners to get the most out of their buildings.  Be it ductwork continuation, integrated grease interceptor systems, backup generators, or fire suppression areas, Annex has the experience with multiple project types to marry any use together within a single building project.

Historical Repurposing

Historical renovation projects provide a unique challenge to incorporate modern systems into a building that typically isn’t designed for them. Annex has worked on a variety of adaptive reuse projects assisting in putting the appropriate resources for restaurants, offices, or retail into historical registry buildings such as a power plant, manufacturing factory, or old trolley maintenance facility. Our ability to think creatively and adapt a standard building system in a potential unorthodox way can allow for significant cost savings without sacrificing performance or aesthetics.
